A construction project rarely fails because of one single wrong decision. It fails by accumulation: a permit that comes late, an order placed too late, a change accepted without anyone assessing its impact on the programme. Project management exists precisely to catch those things before they turn into cost.

We carry projects from vision to execution, managing quality, budget and time in close coordination with everyone involved: investor, designers, contractors, suppliers, authorities. We represent the client in front of all parties, with regular reporting and a proactive attitude, not only with minutes of meetings.

Technical due diligence before investing

Before an acquisition or a new project, we assess the real technical condition of the building or the land. The analysis covers architecture, structure, building services, fire safety and the envelope, with photographic documentation. We identify defects and risks, estimate remediation costs and check compliance with current regulations and permits, including possible environmental risks. The outcome is an investment decision taken in full knowledge of the facts rather than on an impression.

Planning and scheduling of the works

Planning and scheduling are among the most important responsibilities of project management. Every construction project is unique, so we do not apply a template programme: we start from the real stages, from procurement lead times and from the dependencies between disciplines, then track deviations weekly. A programme that is not updated is not a tool, it is a document.

Health and safety coordination

We prepare the health and safety procedures and monitor contractors on site so that the works are carried out in line with legal requirements, in a safe working environment. Safety coordination accompanies the project from design through to completion of the works.

Site supervision and quality control

Through site supervision we follow the coordination between execution and the requirements of the design and of the client, compliance with the stages set out in the programme, the preparation of construction documentation and the application of the relevant regulations, with attendance at the determinant phases and a permanent link to the designer and the authorities.

When the client needs management services separately, we provide consultancy across the whole project cycle: initiation, management of time, cost, quality, changes and risk, procurement, contract administration, supervision of the works and project close-out.

Why a design office runs the management

Our advantage is that we come from design. We recognise a technical solution that cannot be built, we see an unjustified variation request and we can talk to the contractor in his own terms. Management done by people who have drawn buildings asks the right questions earlier, and questions asked in time are the cheapest form of budget control.
